Directions: From J 8 M62 (Arriving from Liverpool direction)
Take 1st exit left at M'way roundabout, Across next roundabout.
Follow road through countryside on Burtonwood road, then bare right onto clay lane.
Once driving on Clay lane Phipps Lane is the 6th road on the left
Turn onto Phipps lane and the Ind Estate is on the right. Use the 2nd entrance.

Directions: From Junction 8 M62 (Arriving from Manchester direction)
Take 4th exit (right) at M'way roundabout, Straight Across next roundabout.
Follow road through countryside on Burtonwood road, then bare right onto clay lane.
Once driving on Clay lane Phipps Lane is the 6th road on the left
Turn onto Phipps lane and the Ind Estate is on the right. Use the 2nd entrance.
